Slide 2 of 9. Stages. These stages represent the lifecycle of asphalt pavement, from pristine condition to complete failure. Regular inspection and timely maintenance are crucial to extend pavement life and reduce long-term costs. Early intervention prevents rapid deterioration.
01: Excellent to Very Good. Fresh, flawless pavement with no visible wear. Smooth surface and crisp edges define this stage. No maintenance needed, just enjoy the pristine condition.
02: Good. Early signs of wear appear. Minor cracks and slight fading are visible. Regular maintenance like crack sealing can preserve the pavement's good condition.
03: Fair. Aging is evident with noticeable cracks and wear. Some patches may be present. Requires more intensive treatments to prevent further deterioration.
04: Poor to Failed. Severe damage is apparent. Extensive cracking, potholes, and surface failure are common. Major repairs or complete reconstruction is necessary at this stage.
Slide 3 of 9. Two charts over Year 1 to Year 20, Regular Maintenance compared with No Maintenance. Potholes & Major Cracks: with no maintenance the count climbs to 14 by Year 9 and again by Year 19; with regular maintenance it stays between 0 and 1. Cost Over Time: regular maintenance (New Pavement, Sealcoat, Crack Seal / Sealcoat, Patch / Crack Seal / Sealcoat, Crack Seal / Sealcoat, Patch / Crack Seal / Sealcoat, New Pavement) steps from $75,000 through $85,000, $97,000, $112,000 and $124,000 to $139,000; no maintenance stays at $75,000 until New Pavement / Mill & Overlay in Year 10, then $187,500.
Regular maintenance every 2 to 5 years is key to optimal parking lot performance and substantial cost savings over its 20-year lifecycle.
Timely interventions like sealcoating and crack repair prevent minor issues from escalating into major problems. This proactive approach not only preserves the lot's appearance and functionality but also significantly reduces long-term expenses by avoiding premature repaving.
Investing in consistent upkeep yields both immediate customer satisfaction benefits and lasting financial advantages.
Slide 4 of 9. Crack Sealing: Prevents water infiltration and pavement deterioration by filling surface cracks. Sealcoating: Protects asphalt from UV rays, chemicals, and weathering, extending its lifespan. Pothole Repair: Addresses localized damage quickly to prevent further pavement breakdown and safety hazards. Striping and Marking: Enhances safety and aesthetics while ensuring ADA compliance in parking areas. Drainage Maintenance: Prevents water accumulation that can lead to pavement damage and structural issues.
Cost Comparison: 54.5%, With Maintenance compared with Without Maintenance. Proactive maintenance can slash pavement lifecycle costs by up to 55% for high-traffic roads and parking lots, ensuring longevity and performance while significantly reducing long-term expenses.

In-Project Examples.
“If we proceed with moving the ADA ramp, would it push our completion date beyond our planned grand opening?” Kevin: With the way the phasing is currently set up, moving the ramp will not be a problem as long as we maintain our current pace, the ramp will have time to harden and be functional by opening day.
“Can you explain in layman's terms what this subgrade issue means for the longevity of our pavement and the additional costs involved?” Kevin: Paving unstable subgrade would cause potholes and crumbling within a years time. We're preparing a detailed report with cost implications and timeline adjustments for your review within 24 hours. Feel free to join me on the lot for a detailed explanation.
“How will this weather delay affect our overall project timeline?” Kevin: With the unexpected heavy rainfall, we anticipate a 2-day delay. We're adjusting our schedule to minimize impact on daily traffic flow while making up time starting early tomorrow.
